Preconstruction

ANF Group takes a collaborative, proactive, and holistic look at projects from cost, schedule, and constructability perspectives. We function with the principal that preconstruction is a collaborative process with many vested stakeholders that incorporates a myriad of services all designed to provide our clients with a quality project that is delivered on time and within budget. Our proven method starts by engaging design professionals and consultants early in the design process. We also involve key subcontractor resources, which assists in developing a design that addresses constructability issues and costs, as well as site logistics, sequencing, materials and labor availability, and quality, all of which have an impact on a project’s success.

CONCEPTUAL BUDGETING

ANF Group will prepare for a rough cost estimate, without any concrete data, during the conceptual phase of a project. The goal is to establish cost parameters in advance of a defined project plan.

ESTIMATING

We stand by our numbers. Typically, ANF Group will prepare and submit a budget estimate at the Schematic Design, Design Development, 50% Construction Documents, and 100% Construction Documents phases of a project. This way, our numbers are based on the current design, drawings, and specifications as the project evolves.

CONSTRUCTABILITY ANALYSIS

We provide the most comprehensive, accurate, and efficient constructability analysis reviewing construction processes from start to finish to identify obstacles before a project begins. This reduces or prevents errors, delays, and cost overruns.

SITE LOGISTICS & SCHEDULE PLANNING

Our team enables early project decisions to guide project development by focusing on project development with general project planning, phasing and logistics, manpower and resource loading studies, cash flow analysis, preconstruction and construction scheduling, material, and means and methods research.

VALUE ENGINEERING & CREATION

We thoroughly review project plans and client needs for each of our pursuits. During this process, we conduct extensive option analysis and generate creative options for modification to the project that allow us to remain within budget while meeting our clients’ needs.

QUALITY CONTROL

Our quality control process starts in preconstruction with the selection of qualified trade partners and builders and remains a top priority for our team through project closeout. From start to finish, quality is carefully managed on each of ANF Group’s projects.
