The Kavista is a 282-unit, 8-story development in El Portal, Miami-Dade County, featuring one-, two-, and three-bedroom apartments, along with ground-floor live-work units ranging from 559 to 1,133 SF. Amenities include 351 parking spaces, pedestrian trails, a resort-style pool and deck, outdoor grilling stations, co-working space, theater, fitness center, and EV charging stations. The interior courtyard was designed as a bird-friendly environment, with diverse vegetation to attract native species. During construction, the site presented a brownfield challenge due to arsenic-contaminated soil. Within three weeks, the owner initiated certified soil testing to determine contamination levels. Our team quickly executed remediation, excavating to the required depth and hauling materials to a waste facility. Clean soil was then imported to restore the site for safe development.
