Phase One of Magnolia Point will deliver 409 apartments
DAVIE, FL – (July 2026) – ANF, a leading full-service construction and development firm, is proud to announce it has been named the construction manager for Magnolia Point Phase 1, a mixed-use multifamily development that will deliver 409 affordable housing units in Miami-Dade County, Florida.

Located at SW 296th Street and Old Dixie Highway, Magnolia Point will span approximately 476,183 square feet across five conventional garden-style buildings—three six-story buildings, one five-story building, and one three-story building—delivering 409 affordable residential units alongside 7,510 square feet of neighborhood-serving retail space.
The community will offer studio, one-, two-, and three-bedroom apartments ranging from 771 to 1,163 square feet, complemented by a resort-style clubhouse with a swimming pool, playground, and additional amenities designed to enhance residents’ quality of life.
Positioned directly across from the South Miami-Dade Rapid Transit (RTAC) bus station, Magnolia Point combines convenient access to public transportation with a modern, amenity-rich living environment, providing residents with connectivity while maintaining a true suburban feel.
The development is led by Legacy Five Developments, with Palenzuela & Hevia Design Group serving as project architect and ANF as construction manager. Magnolia Point Phase 1 is slated for completion in Q3 2028.
