ANF Group Tops Out 10-Story Multifamily Building at Southpointe Vista in Miami’s Goulds Section
ANF Group has successfully completed the construction of a 10-story, 124-unitmultifamily building as part of the Southpointe Vista affordable housing project in the Goulds section of Miami. The larger development, led by McDowell Housing Partners, comprises 332 units in a two-phase plan.
Construction Timeline and Location
Construction on the building commenced in the first quarter of 2023, with a groundbreaking ceremony held in June. Situated at the intersection of SW 117thCourt and SW 214th St, the $50 million first phase is anticipated to conclude by the fourth quarter of 2024. Funding for the project includes $2.5 million in surtax funds from Miami-Dade County’s Public Housing and Community Development Department, along with 9 percent Low Income Housing Tax Credits.
Affordable Housing Details
The apartments will cater to households with incomes ranging from 30 to 70percent of the Area Median Income. Phase 1 consists of 91 one-bedroom units, 25two-bedroom units, and eight three-bedroom units. The units feature spacious kitchens, upgraded flooring, walk-in closets, and in-unit washers and dryers.
Amenities and Parking Facilities
The property will offer various amenities, including community rooms, laundry facilities, a cybercafe, fitness room, game room, media center, rooftop terrace, and on-site management offices. Two parking garages with a skybridge connection will provide a total of 344 parking spaces, including electric vehicle charging stations.
Phase II Plans
Phase II construction is scheduled to start in the fourth quarter of 2024, targeting completion by the fourth quarter of 2026. This 12-story building will consist of208 units, also available to households within the 30 to 70 percent AMI range. The$60 million second phase will be financed through 4 percent LIHTCs, Miami-Dade County Housing Finance Authority bonds, and SAIL/ELI financing.
